Can you buy a house with an ITIN in Florida?
Short answer
Yes. You don't need a Social Security number to own a home in Florida, and some lenders offer ITIN mortgages. They usually require a larger down payment, a tax history and a higher interest rate than a standard loan. You can also buy with cash.
What an ITIN is
It's the number the IRS issues to people who pay taxes but can't get a Social Security number. You can file taxes with it, and many people use it to build credit.
Owning without a Social Security number
Florida law doesn't require a Social Security number to buy property. What changes is how you pay: cash, or a loan that accepts an ITIN. The most common loans, such as FHA and conventional loans, usually require a Social Security number.
ITIN mortgages
Some banks, credit unions and private lenders offer them. They usually ask for:
- A current ITIN and, almost always, two years of tax returns.
- Proof of income: pay stubs, bank statements or business records.
- Credit history. Some accept alternative credit, like on-time rent and utility payments.
- A larger down payment, often 10% to 20% or more.
- A higher interest rate than a standard loan.
Before you start
- Keep your taxes current and report all your income. It's the first thing lenders check.
- Avoid large cash deposits you can't document.
- Compare at least two or three lenders. Terms vary a lot.
- Be wary of anyone promising a "no documents" loan or asking for money up front to approve you.
A Florida law to know about
At closing, every buyer in Florida signs a sworn statement about a 2023 state law that restricts certain purchases by people tied to some countries, including Cuba and Venezuela, especially near military bases and critical infrastructure. If you're not a U.S. citizen or permanent resident and you're domiciled in one of those countries, talk to an attorney before making an offer.
