Rent or buy in Polk County? How to run the numbers

Updated: October 26, 2026

Short answer

It depends on how long you'll stay, the full monthly payment and your savings. Buying usually makes sense if you'll stay five years or more and the full payment (mortgage, taxes, insurance and HOA) is close to your rent. If you'll move soon, renting is usually cheaper because buying and selling are expensive.

Compare full payments

Rent covers almost everything. When you buy, add up:

  • The mortgage (principal and interest).
  • Property taxes. You can look up any home's taxes on the Tax Collector's site.
  • Homeowners insurance, plus flood insurance if needed.
  • HOA dues, if any.
  • Maintenance: a common rule of thumb is 1% of the home's value per year.

For reference, the typical single-family home in Polk sold for $310,000, or $177 per square foot, in the 12 months through September 2026.

The cost of getting in and out

Buying comes with closing costs of 2% to 5% of the price, on top of the down payment. Selling costs money too: commissions, deed taxes and other fees. If you expect to move within a year or two, renting usually wins.

What favors buying

  • Every payment builds equity.
  • With the homestead exemption, your main home's assessed value can't rise more than 3% a year, which slows tax increases. Rent has no such cap.
  • Principal and interest stay fixed with a fixed-rate loan.

What favors renting

  • Less money up front and more freedom to move.
  • The owner pays for big repairs like the roof or air conditioning.
  • You can save and improve your credit to buy later on better terms.

Run it with your numbers

Tell me your rent and where you'd like to live. I'll put together a comparison using real sale prices, taxes on similar homes and an insurance estimate, so you can decide with numbers instead of pressure.
