Sell your home in Polk or Osceola
Selling well takes three things: a price based on real sales nearby, fixing only what's worth it, and someone negotiating the inspection and closing for you. Here you can see what your home is worth and what you'd walk away with.
1. What's your home worth?
2. What would you keep?
Enter the price, what you owe and what you agree to. The math adds the taxes and costs a seller usually pays in Florida.

Documentary stamp tax: $0.70 per $100 of the price (Florida Statutes 201.02). Title policy: state-set rate (Florida Administrative Code 69O-186.003); across much of Central Florida the seller pays it by custom, but it's negotiable. Agent compensation isn't set by law: it's negotiated and agreed in writing. Under other costs, include the title company's closing fee, your share of the year's property taxes and any repairs you agree to.
How I sell your home
- A price from real sales. I compare your home with the most similar nearby sales, one by one, and show you the range.
- Prep without overspending. I'll tell you what to fix because an inspector or lender will ask, and what isn't worth it.
- Photos and listing. Good photos, an MLS listing so every agent and portal sees it, and ads in English and Spanish.
- Offers and negotiation. I walk you through each offer in numbers: price, costs, dates and conditions.
- Inspection, appraisal and closing. I'm with you through closing at the title company, where you get paid.

Seller questions
- How much does it cost to sell a house in Florida?
- Sellers usually pay the deed's documentary stamp tax ($0.70 per $100 of the price), the owner's title policy (by custom across much of Central Florida; negotiable), the compensation agreed with the agents and other closing charges. The calculator on this page gives you a number for your price.
- Do I have to fix everything before selling?
- No. Fix what an inspector or lender will ask for anyway, like the roof, AC, electrical or a leak, and the cheap things that improve first impressions, like paint and cleaning. The rest can be handled in the price.
- Can I sell if I still owe on my mortgage?
- Yes. At closing the title company pays off your mortgage from the sale and you get the difference.
- Can I sell an inherited house?
- You usually need probate or a court order before selling, unless the house was in a trust, had a deed that passes it straight to heirs, or was owned jointly with right of survivorship. A probate attorney can tell you which path applies; in the meantime, keep the insurance, taxes and house in order.
- Do you charge to tell me what my home is worth?
- No. The home analysis and the consultation are free, with no obligation.
