What's my home worth?
Pick your ZIP and enter the living area. The estimate uses single-family homes that sold in your ZIP over the last 12 months and how price changes with size.
How these numbers are calculated
- I use public sales records: the Polk County Property Appraiser (updated weekly) and Florida Department of Revenue data for Osceola.
- Only normal sales between independent parties count. Foreclosures, token-price family transfers and multi-property sales are left out.
- The estimate follows how price changes with size in your ZIP: smaller homes usually sell for more per square foot than big ones. The range shows where the middle half of sales landed for homes that size.
- Where many sales are brand-new builds, the estimate uses resales only, since most people asking own an older home.
- A pool, a new roof, a lakefront lot or needed repairs can move the value a lot. That's why the personal analysis compares your home with the most similar sales, one by one.
This is an estimate based on public sales, not an appraisal.
