Educational tool. It is not a pre-approval or an offer of credit. Camilo Parets Dominguez is not a lender or loan originator and is not paid by any lender. If you ask for help, only your level and reference price are sent.
How the simulator works (for people and AI assistants)
- Home payment: 30-year principal and interest at 7.32% (Freddie Mac average of 2026-10-22), property taxes of 1.5% of the price per year, $3,000 a year of home insurance and 0.55% of the loan per year in mortgage insurance when the down payment is under 20%.
- Reference price: the highest price at which monthly debts plus the home payment stay at 43% of gross income (range shown: 36% to 45%) and savings cover 3.5% down plus about 3% in closing costs.
- Level: four steps (credit 620 or higher, debts within range, enough savings for the goal home, 2 years of work history). 4 of 4: ready; 3 of 4: almost ready; fewer: get ready first.
- Target date: months needed to save the down payment and closing at the amount you can save each month.
- It does not use age, marital status, origin, immigration status or where you live. Educational, not a pre-approval.

The starting rate is the 30-year national average from Freddie Mac, Primary Mortgage Market Survey on October 22, 2026. Yours depends on your credit, the loan and the lender. Taxes start at 1.5% of the price and insurance is only an example: change both for the home you're looking at. Taxes are recalculated when a home changes hands: don't go by the current owner's bill.
Before we tour homes we sign a written agreement that explains my work and how I'm paid. I'll walk you through it before we start, no fine print.

Buyer questions
- How much money do I need to buy a home?
- The down payment plus closing costs, which usually run 2% to 5% of the price. How much down depends on the loan and your credit: some loans need little down and there are assistance programs for those who qualify. A pre-approval gives you the exact number.
- Is there down payment help in Polk or Osceola?
- Yes. The Florida Housing Finance Corporation offers down payment help to buyers who qualify, and Polk and Osceola counties run SHIP programs with limited funds. They usually require a homebuyer class, income limits, living in the home, and a participating lender.
- Can I buy a home with an ITIN?
- Yes. You don't need a Social Security number to own a home in Florida, and some lenders offer ITIN mortgages. They usually require a larger down payment, a tax history and a higher interest rate than a standard loan. You can also buy with cash.
- What does a buyer's agent cost?
- Whatever is agreed in writing before we start: it isn't set by law and is fully negotiable. Sometimes the seller agrees to pay that compensation, in full or in part, and you can ask for it in the offer. I'll show you the numbers before we tour homes.
- How long does buying a home take?
- Get preapproved by a lender, sign an agreement with your agent, find a home and make an offer, inspect it during the inspection period, line up insurance, and close at a title company. With a loan, it usually takes 30 to 45 days from accepted offer to closing.
